This 112-unit historic hotel-to-apartment conversion in downtown Erie was last renovated in the late 1980’s using Low Income Housing Tax Credit financing. Innova performed a Capital Needs Assessment on the building, offering the new owners a comprehensive analysis of the building and its systems. The Needs Assessment included a 20-year life cycle analysis of all major components and finishes to support a successful application to PHFA for tax credit financing. Innova performed the renovations, which included masonry restoration, kitchen replacements, lighting and electrical device replacement, complete renovations to 4 accessible apartments, and an Innova-designed efficiency modification to the building’s 80-year-old steam plant.
