Innova’s Project Management portfolio comprises of more than 200 multifamily and mixed-use projects, valued at more than $2.2 billion–over 12,000 units. Our project managers have worked on large scale transit-oriented developments, new town centers, historic rehabilitations, exurban green fields and urban brownfields.
During the design process our project managers guide projects through a thorough step by step Design Review process with the architect, owner and general contractor. Innova leads milestone reviews with all stakeholders at schematic, design development and construction documents. These reviews provide the opportunity for real time pricing and constructability feedback, greater coordination between design disciplines and intense scrutiny of operational issues such as energy efficiency, maintainability and marketability.
During construction, our project managers enforce project controls, troubleshoot cost and schedule issues, monitor progress, and review construction for adherence to contract documents. Innova strives to work seamlessly with it’s clients throughout the construction process by staying in constant communication and adopting the clients goals as its own.

A Practical Approach to Green Building
Innova Building Advisors is a firm staffed with fully credentialed experts in multiple energy rating programs. We perform whole building modeling, energy audits and capital needs assessments. These tools enable multifamily developers to devise smart approaches to achieving very low energy buildings with improved durability and maintainability.
We are certified Energy Star partners, Passive House Consultants, PHIUS+ Verifiers, and NGBS Green Verifiers, focused on the multifamily industry.
We have decades of maintenance and capital improvement management experience, which leads us to a unique understanding of the needs of existing buildings. We are building detectives and are able to uncover elusive building failures. Our expertise can also help develop cost-effective retrofit strategies for increased building efficiency, enhanced resident comfort and safety, and preserving affordable housing for the long term.

Executing on Sustainable Building Strategies
Innova Green Builders has successfully built both new construction and renovated existing buildings. Innova’s building maintenance roots provide us with unique insights about building efficiency and component durability.
Renovation of Existing Buildings: Innova develops a strategic capital improvement plan and construction scope based on our (or others’) Physical Needs Assessment and energy audit. Our experience with tenant-in-place renovation allows owners to renovate an occupied building with minimal resident relocation and often resulting in a finished product at a lower cost than traditional vacant property rehabilitation.
New Construction: Innova builds on our deep knowledge of energy efficiency and durable construction techniques to construct ultra-low energy homes for our development arm as well as for outside clients. We have become experts in Philadelphia row home construction, having mastered the logistics of building on tight sites, identifying qualified subcontractors and negotiating city red tape.

Innova Development’s portfolio includes more than 100 high quality, ultra-low energy homes since its inception in 2009. We mostly focus in Innova’s own Point Breeze neighborhood in Philadelphia. We have developed both vacant lots and rehabbed existing buildings. Our goal is to replace sources of blight with quality housing that is affordable over the long term.
