OCCUPIED RENOVATIONS

Erie, PA. This 112-unit historic hotel-to-apartment conversion in downtown Erie was last renovated in the late 1980’s using Low Income Housing Tax Credit financing. Innova performed a Capital Needs Assessment (CNA) on the building, offering the new owners a comprehensive analysis of the building and its systems. The Needs Assessment included a 20 year life cycle analysis of all major components and finishes to support a successful application to PHFA for tax credit financing. The owners selected Innova to perform the renovations, which included masonry restoration, kitchen replacements, lighting and electrical device replacement, complete ADA compliant renovations to 4 apartments, and an Innova-designed efficiency modification to the building’s 80 year old steam plant.
