Washington DC. This 90-unit Columbia Heights building underwent a HUD Mod-Rehab in 1980. Much of that work was actually detrimental to the building's aesthetics, mechanical integrity, and marketability; the development was only 60% occupied when the new owners acquired it in 1996. Innova was asked to develop the scope and manage the construction for a design-build renovation of the development concurrent with its re-occupancy. Innova performed a comprehensive needs assessment and undertook a $1 million unit-by-unit renovation, along with the substantial renovation of the lobby, grounds, and office space. The project culminated in the complete re-occupancy of the building at increased rents, and was a significant contributor to the revitalization of this now-vibrant neighborhood.
